Lease purchase gives a lot of advantages to the seller. A seller can get more money for his/her property with the help of lease purchase agreement. The seller is advantageous as he will be getting the upfront payment from the buyer. Generally the deposit money will be three percent of the land value. The seller has to return back the deposit money in case the buyer backs up. The seller has one more advantage of increasing the lease amount in case the buyer wants to extent the agreement period.
The seller has all rights to terminate or cancel the agreement if the buyer is not able to pay the entire money. The seller can wait for a couple of months and then cancel the agreement if the buyer is not able to pay the money within the stipulated time.
